Guide to Renting

Allen & Sheppard Real Estate prides itself on its attention to detail when it comes to all aspects of Property Management and this includes our high standard when it comes to renting properties. We aim to keep an open line of communication between ourselves, our tenants and our owners as a way of making everything run as smoothly as possible.

If you are wanting to lease a property through our office there is a certain amount of information that needs to be provided. This is so that we can ascertain your suitability to the property that you are applying for. All of these details are outlined on our application forms which need to be completed thoroughly before consideration.

Once you have been approved to rent a property you will be required to sign a Residential Tenancy Agreement and pay a bond to be lodged with the Rental Bond Board. This agreement outlines your rights and responsibilities as a tenant. You will also receive an Ingoing Property Condition Report which details the state in which the property is at the beginning of the tenancy. We expect that the condition of the property at the end of the lease be that same as when the lease began with the exception of general wear and tear.

During the tenancy we will monitor rent payments and conduct regular inspections to ensure that everything is running smoothly. We understand that this is your home and we expect you to treat it that way. If there is any problems throughout the tenancy we are happy to discuss them with you and we try at all times to have your requests for maintenance organised as quickly as possible.
